Your First Listing

Upload, enhance, and download your first MLS-ready listing in 5 minutes.

1. Create the listing

From your dashboard click **New Listing** and drag in every photo for that property at once — JPEG, PNG, HEIC are all supported (iPhone HEIC is auto-converted). Lumistate auto-classifies each photo (kitchen, bath, bedroom, exterior…).

2. Apply tools

Lumistate uses a *Listing as Container* model: you upload the property first, then run modular tools on it iteratively. Start with **Studio Enhancement**, then add **Sky Replace**, **Declutter**, **Virtual Staging**, **Privacy Blur** as needed. Each run creates a new version stacked on the previous — nothing is destructive.

3. Review & refine

Compare before/after on every photo. Don't love a region? Use **Inpaint** to brush over it and regenerate just that area.

4. Export

Download a ZIP of MLS-ready 1920px JPGs (EXIF stripped). US users also get a watermarked AB 723 copy + audit trail in the same export.
